Carnaby Street flagship lease for Edikted

When a US fashion brand sets its sights on Carnaby Street, the approach matters as much as the outcome.

Edikted, a fast-growing US fashion brand, was opening its first UK flagship at 52-55 Carnaby Street. The 4,800 sq ft space sits in one of London's most prominent retail locations. The opening date was fixed, and the lease needed to support that timeline.

Robert Rosenberg got involved at the heads-of-term stage, which is earlier than most lawyers would typically engage. By addressing the main commercial points upfront, he reduced the number of issues that would need to be negotiated later in the formal lease process. Fewer friction points, cleaner progression.

The property had some complications, including leaking pavement lights. Rather than building out lengthy contractual provisions, Robert called the landlord's lawyer directly. He kept the list of requirements short and specific. In his experience, asking for ten things rather than twenty increases the likelihood of getting what you need. Landlords respond better to focused requests.

Working alongside Cushman Wakefield, Robert focused on issues with immediate commercial impact. Structuring the deal to save stamp duty and improve cash flow. Not the planning clause buried on page 37, that's unlikely to ever be relevant.

The result: the lease terms were agreed upon without delay, the store opening remains on schedule, and the client has the commercial terms they needed.
